Buyers need Realtors
In this turbulent market, you need the help of a licensed realtor to guide you through the volume of listings currently on the market. To have a licensed realtor working for you, costs you nothing. We are paid from the commission of the listing realtor. A few people mistakenly believe working without a realtor saves them money, by negotiating the realtor fees off the offer. It is seldom the case. The listing realtor will either be placed in a position to work for both parties, impartially, or will call in a realtor from her office, to work on your behalf presenting your offer.  Either version does not serve you as well, as having your own realtor right from the start.  
 
In addition to helping you weed through the available properties that match your criteria, I am able to provide background information on properties, such as the history, the assessed value, title searches,and red flags that you might miss.

I arrange for viewings, discuss comparable properties to better position ourselves for an accepted offer, negotiate on your behalf for the best price, and help with the subject removals.

Sellers need Realtors
When buyers are not flocking to purchase property, it is more important than ever, to have a licensed Realtor who can market your property effectively.

Taking clear, attractive photos to create a virtual tour is essential. Buyers are viewing your property on MLS before they ever come through the door. If the photos are not appealing, buyers will keep browsing other listings and leave you behind. Feature sheets should always be available on the For Sale sign, for drive by traffic. Empty feature boxes are the sign of a realtor too busy to serve you well.

Holding an Open House should be done often, and done well.
Advertising is crucial. The Open should be well publicized, including a neighborhood fan-out.  Many people love their neighborhood, and are always on the lookout for property their friends and family would like. The energy of your realtor will dictate how effectively they market and promote your property. 

Seller's also need a realtor to determine the right price for their property. Realistic pricing is key in a market where buyers are in the drivers' seat. My job is to make sure everyone knows your home is on the market, and get you an accepted offer, in the shortest amount of time.
